Homework, not haggling. We study the market's supply and demand, the traffic past your site, the area's demographics, and the property itself — then put an offer in writing with the reasoning attached, so you can see how we got there.

Will my tenants or staff find out?

Not from us. We don't publicly list or market your property, and details go only to the people a closing genuinely requires — title, attorneys, and the like. You'll know who's in the loop at every step.

Do you buy facilities that need work?

Yes — that's honestly what we look for. Deferred maintenance, soft occupancy, rates that haven't moved in years: none of that scares us off, and you don't need to fix anything before we talk.

What if I'm not ready to sell for a year or two?
